During January (the latest date for available figures), the construction of this type of property had a variation of 2.88%, just 0.16% more than the average for construction in general, which was at 2.72%, reported by the National Center for Cost Engineering (Ceico) of the Mexican Chamber of the Construction Industry (CMIC).

However, the situation is different in each city of the country. Where there was a greater increase in the value of housing construction was Oaxaca, with 9.5% when comparing January 2023 with January 2024.

According to the organization, Oaxaca’s first-place position was due to the annual increase in labor costs, which soared by 28.3%, while construction materials increased by 6.9%, and machinery rental by 8.4%.

Under the same comparison, Monterrey was in second place with an increase of 8.3%; followed by Morelia with 7.9%; Jacona recorded 6.3% and then Chetumal with 6%.

On the contrary, the city that not only registered a lower increase in the price of housing construction but also had a negative figure with a decrease of -1.7% was Querétaro, the state capital. It was followed by Chihuahua with -0.4%, Toluca with -0.1%, Córdoba with 0.0%, and Tlaxcala with 0.1%:

Nationally, these indicators increased by 8.4%, 2%, and 4.4% respectively.

“The information presented reflects that the inputs used in construction have experienced an increase in their price at the national level, affecting the budgets that are projected for the current year, as well as the works that are in the process of execution,” mentions the Ceico report.
